Pay, Schedule, Location
  • Starting at $25/hour, paid weekly

Duties and Responsibilities
  • Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance
  • Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly
  • Monitor and control supplies and equipment; Provide Property Manager with list of supplies and tools to be ordered as necessary
  • Develop and organize preventative maintenance and safety inspection programs for facilities and equipment
  • Coordinate construction projects, remodels, and other special projects
  • Perform the more technical and complex tasks of the work unit
  • Maintain awareness of trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs
  • Coordinate with contractors in providing contract services if needed
  • Participate in the facility maintenance budget by submitting recommendations; monitoring expenditures; and submit justifications for equipment
  • Perform related duties as requested
  • Must have experience with troubleshooting and maintaining gates
  • Maintain community pools
Requirements and Qualifications
  • Read and understand construction drawings, plans and specifications
  • Organize, implement and direct facility maintenance operations/activities, supervise and train assigned staff
  • Interpret and explain pertinent policies and procedures
  • Perform the most complex maintenance duties and operate related equipment
  • Demonstrate tact and diplomacy with the public
  • Develop and recommend systems and procedures related to assigned operations
  • Communicate clearly and concisely, both orally and in writing
  • Establish and maintain effective working relationships with those contacted during work
  • Supervision and staff training
  • Use of power equipment, tools and materials used in facility maintenance activities
  • Principles and practices of safety management
  • Operations, services, and activities of a building maintenance, repair, and construction program
  • Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work
  • Sprinkler replacement / Repair valves / Broken lines/ Testing irrigation system
  • Facility maintenance including landscaping, irrigation and some staff supervisory experience
  • Possession of an appropriate, valid driver's license and proof of current auto insurance
  • CPO license preferred
  • Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time
